SmartyBuild is business management software for construction and remodeling contractors. It carries a job from the first phone call through the proposal, the signed contract, the work, the money in and the money out, to the commission paid at the end.

It is one system, used by one company's staff. It is not a marketplace, an ad network, or a consumer app.

What it does

Most contractors run this on four or five disconnected tools plus a spreadsheet. The point of SmartyBuild is that a change in one place is felt everywhere it should be: a payment that clears the bank moves a project's balance, which decides whether the job can be closed, which decides what commission is owed.

Leads and estimating

Intake from the website or the phone, appointments, and proposals with line-item scope and pricing.

Contracts and signatures

Contracts, change requests and additional work, signed on screen by the client with a record of what they were shown.

Project delivery

Schedule, photos and documents, and a completion form the client signs before a job can be closed.

Client payments

Card and bank payments, payment schedules, invoices, and reconciliation against the bank feed.

Subcontractors

Contracts, a portal where subs request payment, weekly approval runs, and W-9 collection.

Commissions

Calculated from what a job actually collected and actually cost, and only once it is genuinely complete.

The part we care most about

Money software is easy to write and hard to write correctly. SmartyBuild keeps distinctions that most systems collapse, because collapsing them is how a company ends up paying a commission on revenue it never received:

Paid is not Received. Recording a payment says the client paid. Only a matched bank transaction says the money arrived.
Payment Sent is not Cleared. A subcontractor payment that has left is not the same as one the bank has confirmed, and it is never enough on its own to close a job.
Completion is earned, not selected. It requires a zero client balance, every subcontractor settled, a signed completion form, and an approval — not a dropdown.
History is never rewritten. Reopening a finished job posts an adjustment rather than editing the past.

How SmartyBuild uses Google

Staff sign in with their Google account. Beyond sign-in, SmartyBuild asks for access only where a feature needs it, and each permission below maps to one thing the software does. Nothing here is used for advertising, and none of it is sold.

`admin.directory.user.readonly`	Letting an administrator see their own organisation's users when setting up staff accounts. Read-only, and only for the administrator's own domain.
`webmasters.readonly`	Showing a company its own Search Console performance next to the leads that came from it.

SmartyBuild's use and transfer of information received from Google APIs to any other app adheres to the Google API Services User Data Policy, including the Limited Use requirements. Data received from Google APIs is not used to develop, improve or train generalised artificial intelligence or machine learning models, and is not shared with any third-party AI service. The privacy policy sets out exactly how each of these is handled.

Where it is today

SmartyBuild is in daily production use running a construction and remodeling company across two branches, handling real contracts and real money. It is being prepared for other companies to use.
